Our approach

One counterparty. One accountability line. The whole cycle.

Most supported-living schemes fail at the seams between land buyer, developer, and operator. We close those seams: we are the same organisation from site identification to year-ten management.

01

Site identification

Off-market sourcing aligned to local commissioning need and accommodation gaps in the JSNA.

02

Planning & design

Care-led design briefs, pre-app engagement, and policy-compliant planning submissions.

03

Construction

Direct delivery or vetted main-contractor route, monitored against the commissioner’s service spec.

04

Lease-up

Phased handover into the commissioning pathway — voids minimised, residents matched carefully.

05

Long-term management

In-house tenancy management, partnership with care providers, and quarterly performance reporting.

What we do

Specialist supported-living delivery, not generic housing.

01 — Land

Site sourcing & acquisition

Off-market site origination, residual viability, and acquisition aligned to local commissioning need.

02 — Planning

Planning & consents

Pre-app strategy, policy review, design teams, and full planning submissions with care-led design briefs.

03 — Build

Construction delivery

New-build, conversion, and remodelling — designed to commissioner specs, built to long-life specifications.

04 — Manage

Long-term management

Tenancy and property management in lockstep with care providers, with transparent commissioner reporting.

Who we house

Vulnerable client groups, accommodated with dignity.

Every scheme is shaped around the commissioner’s service specification and the residents who will live there. We design once, with the people who will use the building.

Adults with learning disabilities & autism

Long-term supported tenancies, designed around independence, sensory needs, and step-down from inpatient settings.

Mental health step-down

Recovery-focused accommodation with care-coordinator partnership for adults moving on from acute or rehabilitation services.

Care leavers & young adults

Semi-independent and supported pathways for 16+ care leavers, in partnership with local authority commissioning teams.

Older people & complex needs

Extra-care and specialist accommodation for older adults, including dementia-friendly design and accessible adaptations.

Survivors of domestic abuse

Safe, dispersed, dignified accommodation delivered with refuge and charity partners under commissioned pathways.

Homelessness & rough sleeping

Move-on accommodation aligned to Housing First and rough sleeper initiative funding, with wraparound key-working partners.

Public Housing has been the rare partner that signs for the building and the operating model. They sit on the same side of the table as the commissioner — which is where this work needs to be done.
